The Weekly Manhattan Market Report - 11/18/24
The Luxury Sector:
Last week, 37 contracts were signed for properties priced at $4 million and above, a slight decrease of 2 from the previous week. Condominiums outpaced co-ops with 26 condos signed compared to 9 co-ops and 2 townhouses were also part of the mix. The weekly volume for luxury real estate reached $384,885,000, the highest week since December 20-26, 2021, when the total was $368,532,000--an all-time record for Manhattan's luxury market. Last week's top contract was for PH11 at 140 Jane Street, listed at $45 million, followed by PH40A at 15 Central Park West, listed at $39 million!
Overall Listing Inventory/Supply:
The overall supply of listings is gradually decreasing each week, with 6,626 properties currently available for sale. This fall, the inventory did not surpass the 7,000 mark, whereas in a typical fall season, listings usually peak at around 7,500 to 7,600. As a result, we don't anticipate a significant increase in new listings until the spring market begins, typically around mid to late February. Last week, 253 new listings were introduced to the market, which is a decrease of about 5.2% from the previous week. As we approach the holiday season, the number of new weekly listings is expected to continue declining, reaching very low levels.
The Contract Signed Market (The 30-day Pace of Buyer Demand):
Over the past 30 days, 941 contracts have been signed, representing a decrease of about 1.5% compared to the previous week. Although the market for signed contracts typically experiences a slight downturn at this time of year, it is still up by approximately 25% compared to the same period last year. A further decrease in contract signings is anticipated until the spring. Last week, 209 new listings went under contract, marking a 5.9% decline from the previous week. Similar to the overall inventory trends, the contract sign market is experiencing a typical seasonal slowdown.
